Futures mixed at the time of this writing as talking heads focus on yesterday’s massive selloff as the AI caution continues to linger on. Expect a lot of headlines with tonight’s State of the Union address as well.

From Bloomberg

  • "A short-lived rebound in stocks petered out as worries about the disruptive impact of artificial intelligence continued to unsettle markets.

  • S&P 500 futures erased a 0.3% gain. The benchmark fell 1% in the previous session following a Citrini Research report that outlined hypothetical AI-fueled structural shifts. Nasdaq 100 contracts climbed 0.2%, while Advanced Micro Devices Inc. jumped 11% in premarket trading on a deal with Meta Platforms Inc. for data-center gear.

  • The so-called AI scare trade has become a dominant theme for stocks, with selling spreading beyond software to hit insurance brokers, private credit and even real estate services. The flight is one of several shifts beneath the surface of a US market that is little changed in 2026 after years of tech-led gains.

  • Traders are also contending with a range of other risks, from trade uncertainty to brewing tensions between the US and Iran. Focus on Tuesday will turn to President Donald Trump’s State of the Union address and consumer data that, in the previous reading, plunged to the lowest level since 2014. Anthropic PBC, meanwhile, will give a demo of its AI enterprise agents."

  • AHT entered into definitive agreements to sell two properties: 1) the 157-room La Posada de Santa Fe Resort & Spa is for $57.5 million ($364,000/key) and 2) the 333-room Hilton St. Petersburg Bayfront is for $96 million ($288,000/key) plus closed on the previously announced sales of the Embassy Suites by Hilton Houston Near the Galleria and the Embassy Suites by Hilton Austin Arboretum, representing 300 rooms which generated $27 million in gross proceeds ($90,000/key)

  • NHI announced that Lilly H. Donohue has been appointed to the Board of Directors

  • FRT appointed Jeff Kreshek Executive Vice President, Western Region President & Chief Operating Officer which recognizes his leadership and the role of the West Coast portfolio as a core driver of Federal's long-term business strategy

  • ESRT received the 2025 International WELL Building Institute (IWBI) WELL Health Safety Leadership award, for its prioritization of building occupant health and well-being, and the 2025 Healthy Building Catalyst award, for outstanding public promotion of health and well-being practices as it achieved the WELL Health-Safety Rating across 100% of its portfolio in each year of participation since 2020

  • Yesterday morning, TRNO announced it acquired an industrial property located in the Bronx, NY for a purchase price of approximately $9.8 million which consists of an industrial distribution building containing approximately 38,000 sf on 0.9 acres and after renovation the building is expected to contain approximately 29,000 sf with seven grade-level loading positions and off-street parking as the total expected investment is $12.2 million and the estimated stabilized cap rate is 5.3% initially and 6.1% after renovation
