Futures in the red at the time of this writing as talking heads focus on the usual topics such as oil and treasuries, Iran conflict, tech stocks/AI and earnings results from Home Depot plus Nvidia’s earnings report on the horizon.

"A retreat in technology shares pulled stocks lower in the US and Asia. Oil fell modestly and Treasuries slipped as traders waited for signs of progress toward a peace deal in the Middle East.
Nasdaq 100 futures slid 0.6%. Those for the S&P 500 were down 0.3%, putting the benchmark on course for its longest losing streak since March. South Korea’s Kospi index led losses in Asia. Europe’s Stoxx 600 rose 0.7% as media and financial services outperformed.
A rally in stocks fueled by the buildout of artificial intelligence is faltering after powering global equities to record highs in the face of rising bond yields and elevated crude prices. At the same time, lagging sectors such as healthcare are catching up after underperforming over the past few weeks.
Money managers have increased their exposure to stocks by the most on record this month, leaving them the most overweight since January 2022, a Bank of America Corp. survey showed."

Bernstein upgrades AMT to Outperform from Market Perform (maintain $207 price target)
CTRE priced an upsized 12.5 million share offering in a forward sale agreement on behalf of its operating partnership raising gross proceeds of $509.4 million (~$40.75/share) and intends to use the net proceeds for general corporate purposes, which may include, among other things, future acquisitions or investments, or debt repayment
FCPT announced the acquisition of a BJ's Restaurant and Brewhouse property located in a strong retail corridor in Texas for $4.6 million and noted that the property is corporate operated under a long-term triple net lease which priced at a cap rate in range with previous transactions
Yesterday morning, Drip Coffee filed suit in the Circuit Court of the Seventeenth Judicial Circuit in Broward County, FL accusing KIM of systemic fraudulent business practices in which the company enters into multi-year leases with tenants while simultaneously planning to evict those same tenants at a later date to make room for larger retailers
Yesterday morning, FRMI filed a preliminary Consent Revocation Statement with the U.S. Securities and Exchange Commission which responds to former Chief Executive Officer Toby Neugebauer's preliminary consent solicitation
